Toronto, ON – Greenbilt Homes announces the launch of its model FlexPlex® with four floors of residential living that offers comfortable family accommodation and rental income while supporting objectives to construct multi-unit infill housing in single family neighborhoods.

Greenbilt Homes will launch this project with a Grand Opening tour of the model FlexPlex, located at 19 Burlington Street in Toronto, on Saturday November 11, 2023, from 2:00 – 4:00 p.m.

The FlexPlex® is an extremely flexible dwelling that can flex from a large home to four two-bedroom units – or a duplex or a triplex – quickly and easily as the infrastructure to change its layout is built into the walls and floors. The model FlexPlex, located at 19 Burlington Street, is currently a Duplex.

“We developed the FlexPlex in response to the home ownership challenge facing young people,” said Greenbilt President Mike Manning. “I was thinking of my three kids not being able to afford the home they grew up in, and realized the only way they could get into the Toronto market was by owning a place that could generate substantial rental income.”

The FlexPlex® is also flexible in the lifestyles it supports. It offers owners a single-family lifestyle and ample rental income, or it offers comfortable accommodation for multi-generational families with up to four kitchens and eight bathrooms.

This innovative building form is well-suited to supporting government objectives to significantly increase the number of housing units, particularly the objectives of Toronto and Mississauga to build multiplexes of up to four units anywhere in their cities.

Newly implemented financial incentives from the federal, provincial, and municipal levels of government have improved the economics of owning a FlexPlex. In addition, the safety of strong income production can help to reduce the investment risk of lofty real estate markets.

A financial and sustainability plus comes from FlexPlex’s cutting-edge technology that protects against inflationary energy costs. The model home at 19 Burlington is all-electric with high-efficiency heat pumps for heating, cooling, ventilation (HVAC) and hot water heating. When solar panels are installed on the solar- ready roof this spring, the goal is for model FlexPlex to produce as much electricity as it consumes.

Manning and his wife are downsizing from a suburban single-family home into one of the two 1900-square- foot FlexPlex units because they realize the duplex model also meets their needs.
“During the five-year R&D process for FlexPlex we’ve become empty nesters and realized that downsizing with rental income also helps us to achieve our retirement plan,” said Manning. “But if one of the kids eventually have children and decide to live with us, we’ll be able to easily turn this into a multi-generational home.”
